Expansion Vessel Upgrades Birmingham
Expansion Vessel Upgrades Across Six Retail Outlets in the Midlands
Project Brief
A major facilities management provider responsible for the hard services of one of the UK’s largest retailers was encountering repeated PPM failures across six retail outlets in Birmingham. Each failure related to non-compliant expansion vessels - either waterlogged, installed without drain valves, or mounted incorrectly in a horizontal position. While the water hygiene contractor could identify the faults, they lacked the plumbing capability to carry out the necessary remedial works. Titan Mechanical Services was brought in to assess each vessel and develop a targeted scope of works to upgrade or replace the affected units in line with best practice.
Solution
Our full turnkey proposal included:
-
Full Vessel Survey: Our engineers carried out a detailed assessment of the expansion vessel installations at each site. This allowed us to identify specific remedial actions required to bring each one back into compliance - whether through full replacement, reconfiguration, or targeted component upgrades.
-
Carefully Scheduled Works: As the sites were all active supermarket stores, works had to be carefully scheduled at times that would avoid disruption to store operations or customer experience. Each visit was arranged in close coordination with the FM provider and store management.
-
Tailored Upgrades and Installations: Depending on the condition and configuration of each vessel, our team completed:
-
Full vessel replacements where required.
-
Reorientation of vessels to ensure they were installed vertically.
-
Installation of isolation and drain valves to support safe and compliant ongoing maintenance.
-
-
Compliance-Led Delivery: All works were completed in accordance with ACOP L8 guidance and current plumbing regulations, with a focus on long-term system safety and maintainability.
Key Benefits Delivered
-
No Disruption: Every upgrade was completed with minimal impact on store operations, thanks to careful planning and out-of-hours scheduling where needed.
-
Compliance Restored: Each expansion vessel was brought up to standard, resolving all outstanding compliance concerns flagged in previous inspections.
-
Evidence of Completion: Each site had a photographic completion report issued, showing all works fully completed. This allowed the out-of-scope tasks to be formally closed off on the client’s CAFM system, and give the FM provider a clear audit trail of the systems improvements that had been completed.
