Leaking Water Tank Reline at a Pharmaceutical Site in London

Project Brief

A large pharmaceutical site in London was dealing with a persistent leak in its steel sectional water tank. Measuring 6m x 2.5m x 3m, the tank had been leaking externally for several years and was extremely difficult to access, making maintenance awkward and potentially unsafe. Located deep within a plantroom, replacing the tank wasn’t a realistic option - the space simply wouldn’t allow it.

The tank provided drinking water to the entire site, which operated 24/7. Any work would need to be carried out while maintaining a constant potable water supply. A full reline was identified as the best and only viable solution.

Solution

To deliver a watertight result without disrupting operations, we implemented a carefully managed reline project:

  • Temporary Potable Supply: Initially we supplied and commissioned two 10,000-litre temporary potable water tanks to keep the site running during works.​ Over 100 metres of pipework was installed on the temporary supply, connecting the temporary tanks to the site’s existing water supply network.

  • Convenient Scheduling: The commissioning of the temporary supply was scheduled over a weekend to minimise disruption to daily operations.

  • Access Modifications: A bespoke side access hatch was fabricated and installed, providing safe entry for this project, and future maintenance.

  • Fibreglass Repairs: The leaking panels were identified and repaired, using specialist fibreglass materials for long-term integrity.

  • Full Internal Reline Using WRAS Approved Polyurethane: All internal surfaces of the tank were then prepared and relined using a WRAS-approved polyurethane coating, restoring hygiene compliance and extending the life of the tank by a minimum of another 10 years.

  • Recommissioning: All works fully commissioned and tested, returning the tank to service promptly after relining, and the temporary potable tanks and pipework then removed from site.

  • Future maintenance simplified: Through the new side access hatch, all future inspection and cleaning activities within the tank will be safer, quicker and cheaper.

  • No disruption to site operations: The supply of temporary tanks saved the client thousands in downtime and lost productivity. 

  • A cost-effective solution: The reline option was over 50% cheaper than an alternative proposal to replace the tank.
