Legionella and other waterborne bacteria can grow in most of the components that make up a hot or cold water system. Once water is stored in a water tank, it is open to the environment and can become contaminated with waterborne bacteria. As the nature of water storage tanks means that there will always be a necessity for some level of water stagnation, conditions can quickly develop that are optimal for the microorganisms that lead to the growth of Legionella and other waterborne bacteria. As well as Legionella risk assessments, the HSE (Health & Safety Executive) recommends regular inspection and cleaning of water storage tanks to maintain a healthy water system.
Legionella bacteria presents a serious health risk (sometimes fatal) to anyone using your building and facilities. As a facilities manager, it is your responsibility to be familiar with your water system and to undertake regular inspection and maintenance throughout. Water storage tanks in particular are at risk from Legionella bacteria for several key reasons. Firstly, water tanks have some stagnation by nature. Stagnant water is one of the leading causes of the growth of waterborne bacteria. Although water stagnation can be reduced, it is difficult to completely avoid it. Therefore regular water tank cleaning is essential.
Unchecked water storage tanks are also susceptible to bacteria growth. The conditions of a dirty water tank provide an optimal environment to feed Legionella bacteria. Substances that occur in dirty water tanks such as rust and sediment are a source of food for Legionella, making a dirty tank the perfect home for waterborne bacteria.
Once your facilities manager or Legionella risk assessment has determined that water tank cleaning is required, the first step will usually be to empty the entire water tank. Emptying the tank will require us to close off the water supply temporarily. Your engineer will always work efficiently to minimise any disruption and communicate how long the cleaning will take.
Your engineer will always use the best methods and formulas to clean your water tank to the highest standard.
Water tank inspection should run on a schedule determined by your facilities manager or a professional agent. The HSE recommend a water tank is checked at least once a year. It should be checked more often if you suspect there is a problem.
As previously mentioned, water stagnation cannot be completely avoided but certain conditions can lead to higher levels of stagnant water than others. Water tanks with higher levels of stagnant water will be at a higher risk of Legionella bacteria.
The key factors that lead to stagnant water are:
Not using the water storage tank regularly. When the tank is disused, water stagnates for longer than it should.
The water tank is too large for the requirements of your facility.
Problems elsewhere in you water system that are causing a blockage or flow problems.
